A proper estimate should include line items for every material and labor category — demolition, framing, plumbing, electrical, drywall, flooring, cabinetry, countertops, fixtures, paint, and permits. It should specify the brands and model numbers of selected materials, not vague allowances. It should include a payment schedule tied to milestones, a projected timeline with start and completion dates, and a change order process. If an estimate is a single number with no breakdown, that's a red flag.
Ask: How long have you been building in this area? Who will be my project manager and how often will I hear from them? How do you handle change orders? What's your site cleanup and dust protection policy? Do you pull all required permits? What warranty do you offer? Can I see a current project you're working on? Listen carefully — vague or evasive answers tell you everything you need to know.

A building inspector from your city or county visits the site at specific milestones to verify the work meets code. Typical inspections include foundation/concrete, framing (before insulation), electrical rough-in, plumbing rough-in, drywall, and a final inspection. The inspector checks dimensions, materials, fastening patterns, clearances, and code compliance. If something doesn't pass, a correction notice is issued and that item must be fixed before the next inspection. We schedule and manage all inspections — you don't need to coordinate anything.
In most cases, yes. We set up dust containment, protect floors, and maintain a usable path of travel. We'll discuss logistics specific to your home and project scope before we start so you know exactly what to expect.
If your kitchen remodel involves moving walls, relocating plumbing, upgrading electrical circuits, or changing the layout — yes, a permit is required. If you're only replacing cabinets, countertops, and appliances in the same locations without moving plumbing or electrical, a permit may not be needed. We verify permit requirements with your local jurisdiction and pull all necessary permits as part of every kitchen remodeling project.
If your bathroom remodel involves moving or adding plumbing fixtures, relocating walls, upgrading electrical, or changing the shower or tub footprint — yes, a permit is required. Simple fixture swaps in the same locations may not require a permit. We handle all permit submissions and coordinate inspections with your local building department for every bathroom remodeling project.
Design and planning come first. Before any demolition, you need a complete design for every room, all finishes and fixtures selected, a realistic budget with a 10–15% contingency, all permits submitted and approved, and long-lead materials (cabinets, windows, custom items) ordered. Skipping the planning phase is the most common reason whole-home remodels go over budget and past deadline.
They happen during the same rough-in phase, but plumbing generally goes in first because pipes are larger and less flexible to route around. Electricians then route wiring around the plumbing. Both must pass their respective rough-in inspections before walls are closed up with insulation and drywall. Coordinating these trades so they don't conflict is one of the main reasons to use a general contractor rather than managing individual subcontractors yourself.
A change order is a written document that describes the change in scope, the cost adjustment (up or down), and the impact on the timeline. Both you and the contractor sign it before the changed work begins. Change orders happen when homeowners add scope, when hidden conditions are discovered behind walls, or when code requirements mandate additional work. We document every change order in writing — no verbal agreements, no surprise invoices.
An ADU (accessory dwelling unit) is a self-contained living space with its own kitchen, bathroom, and entrance — it can be rented out or used as a separate living area. A home addition adds square footage to the main house and shares the same entrance, kitchen, and utilities. ADUs follow state-streamlined permitting rules; additions follow standard building permits. ADUs can be detached, attached, or converted from existing space (like a garage). Additions are always structurally connected to the primary dwelling.
The ADU process has six phases: (1) Feasibility — zoning check, setback verification, utility capacity assessment. (2) Design — floor plans, elevations, and structural engineering. (3) Permitting — city or county submittal, plan review, and approval (state law requires agencies to approve or deny within 60 days). (4) Site prep — grading, utility connections, foundation. (5) Construction — framing, rough-in, drywall, finishes. (6) Final inspection and certificate of occupancy. We manage all six phases under one contract.
Typically: a designer or architect for floor plans and elevations, a structural engineer for foundation and framing calculations, a Title 24 energy consultant for compliance documentation, and the general contractor who coordinates everything and manages construction. For properties on septic, a soils engineer may also be needed. We coordinate all of these professionals as part of our ADU design-build process.
Three things: (1) Setback and height limits — your local zoning code determines how close to property lines you can build and how tall. (2) Utility capacity — your existing electrical panel, water service, and sewer/septic may need upgrading to support the added space. (3) Impact fees — some cities charge school, traffic, or park fees on additions over a certain size. We research all three during the feasibility phase before you spend money on design.
Every project comes with a 5-year workmanship warranty plus additional manufacturer warranties on materials and products. If something we installed fails due to workmanship within that period, we fix it — no arguments.

Roof leaks rarely come through the field of the roof. They start at penetrations — plumbing vents, chimneys, skylights, valley intersections, and where the roof meets a vertical wall. Proper flashing means step flashing integrated into the weather-resistive barrier, kick-out flashing at roof-wall intersections to direct water into the gutter, and sealant that remains flexible through temperature cycles. Reusing old flashing on a new roof is a false economy — it should be replaced on every replacement.

Flooring failures almost always originate below the surface. A concrete slab with high moisture content will buckle hardwood and delaminate adhesive. A wood subfloor with loose boards or voids will telegraph squeaks and movement through the finished floor. Proper prep includes leveling slabs with self-leveling underlayment, screwing down loose plywood, filling low spots, and testing moisture before any material is installed. Manufacturer warranties require this level of prep — skip it and the warranty is void.
Porcelain tile and luxury vinyl plank handle sand, moisture, and salt air far better than solid hardwood. LVP and LVT are waterproof, scratch-resistant, and available in realistic wood and stone visuals. Porcelain tile is denser and less porous than ceramic, making it ideal for wet areas and beach houses. Solid hardwood is sensitive to moisture and not ideal for coastal homes, though engineered wood with a real-wood wear layer bonded to a plywood core offers more dimensional stability.
Wood and engineered flooring must acclimate to the home's temperature and humidity before installation — typically 3–5 days on-site with HVAC running. Installing flooring that hasn't acclimated means it will expand or contract after installation, causing gaps, buckling, or cupping. Adding a second oven, a cooktop, or an island with electrical outlets means new circuits and possibly a panel upgrade. All of this work should be done under permit with rough inspections before walls close up. Unpermitted electrical or plumbing work is dangerous and uninsurable.

Tile and grout are not waterproof — water passes through grout lines and reaches the substrate beneath. The waterproofing layer is what actually keeps water out of your walls and floors. A properly built shower has a fully waterproof membrane system — either a sheet membrane or a liquid-applied membrane — over a sloped mortar bed or pre-sloped pan. Every corner, niche, and penetration is sealed, and the pan should be flood-tested for 24 hours before any tile is installed. This is the step that most contractors rush or skip, and it's the #1 reason bathrooms fail within five years.
The most common cause is failed or missing waterproofing behind the tile. Water penetrates through grout lines and reaches the waterproofing membrane beneath. If that membrane was never installed, was improperly lapped, or the pan wasn't sloped to the drain, water accumulates and eventually rots the framing. A shower floor must slope a minimum of 1/4" per foot toward the drain — without proper slope, water ponds and finds its way through the waterproofing.

Demolition and removal of old fixtures comes first, then rough plumbing and electrical (with inspections before walls close), then waterproofing of wet areas (shower pan, walls, curbless entry), then tile installation (floor first or walls first depending on layout), then vanity and countertop installation, then plumbing and electrical trim-out (faucets, shower valves, lighting), then paint, mirrors, accessories, and final walkthrough. Waterproofing must be inspected and flood-tested before any tile goes up.
If your home has galvanized supply lines, cast iron drain lines that are corroded, or polybutylene piping, replacement during a remodel is strongly recommended — opening walls and floors now makes access far cheaper than doing it later. Copper and PEX supply lines in good condition can be reused, but any lines being rerouted for a new layout must be replaced. A plumber should inspect the existing supply and drain lines during the planning phase, not after demolition reveals a problem.
Proper ventilation is critical to prevent mold, mildew, and premature paint and drywall failure. A bathroom without a working exhaust fan, or with a fan vented into the attic instead of through the roof, will accumulate moisture that rots framing and grows mold. The fan should be sized to the room (at minimum 1 CFM per square foot of bathroom area), rated for quiet operation, and vented directly to the exterior. Heated floors and a shower-specific humidity sensor can further manage moisture.
Replacement (insert) windows fit inside the existing frame — faster, less expensive, and a good choice when the existing frame is square, sound, and properly flashed. New-construction (full-frame) windows replace the entire assembly including the frame and exterior flashing — necessary when the frame is rotted, when you're changing the window size, or when the original installation was improperly flashed. In homes with known water-intrusion history, full-frame replacement with new flashing is the safer investment.
A premium window installed with poor flashing will leak. A mid-grade window installed with proper flashing will not. The flashing system — sill pan, jamb tape, head flashing, and integration with the weather-resistive barrier — is what keeps water out of the wall cavity. Sill pan flashing at the bottom of every opening is the most critical, as the sill is the most common leak point. Head flashing must lap over the weather-resistive barrier so water sheds down and out, never behind it.
The most common cause is improper or missing flashing. Water gets behind the weather-resistive barrier at the window opening and travels into the wall cavity. Proper flashing — sill pan flashing, jamb flashing, and head flashing integrated with the WRB — directs water back out. Failed sealant at the window-to-frame joint and missing or inadequate insulation that allows condensation are also common causes.
Condensation or fogging between the panes means the seal has failed and the insulating gas is gone. Drafts, difficulty operating, rotted wood frames, water stains on the sill or drywall below, and increased energy bills are all indicators. Single-pane windows in any California home should be replaced — they're a major source of heat gain in summer and heat loss in winter. Each window should be assessed individually; replacement is recommended only where needed.
In most jurisdictions, replacing windows one-for-one (same size, same type) does not require a permit. However, enlarging a window, changing its type, or changing egress windows typically does. California's Title 24 energy code requires specific glazing performance for new and replacement windows — most installations need dual-pane glass with low-E coatings and a U-factor of 0.30 or lower. Always verify requirements with your local building department.
Beyond style (casement, sliding, double-hung, fixed), consider the frame material (vinyl, fiberglass, wood-clad, aluminum), glazing performance (U-factor, Solar Heat Gain Coefficient, low-E coatings), and whether the window meets Title 24 energy requirements for your climate zone. Sound transmission class (STC) matters near busy streets or the ocean. Egress requirements apply to bedroom windows — they must open wide enough for emergency exit. A contractor should measure every opening and verify square, level, and plumb before ordering.
For insert (replacement) windows: the old sash is removed, the existing frame is cleaned and inspected, the new window is set in sealant, shimmed level and plumb, insulated with low-expansion foam, and trimmed. For full-frame (new-construction) windows: the entire old window and frame are removed, the rough opening is inspected and repaired, sill pan flashing is installed, the new window is set, flashed at jambs and head, integrated with the weather-resistive barrier, insulated, and trimmed. Each window takes 1–3 hours depending on type and condition.
A well-designed California-native landscape can reduce outdoor water use by 50–70% compared to a traditional lawn. California's Mediterranean climate — mild wet winters and long dry summers — is ideal for native plants like manzanita, ceanothus, salvia, toyon, and California lilac that require a fraction of the water lawns demand. Proper hydrozoning groups plants by water need so each zone is irrigated efficiently, and drip irrigation delivers water directly to root zones, reducing evaporation by up to 70% compared to spray heads.
A patio or walkway fails when the base is inadequate. Proper construction requires excavating to subgrade, installing geotextile fabric to prevent soil migration, laying a compacted aggregate base (4–6 inches for patios, more for driveways), and setting pavers or pouring concrete to proper grade with controlled joints. Drainage must be built in — a patio should slope a minimum of 1% away from the home. Edge restraints prevent paver migration. Done right, a hardscape surface lasts decades without settling or cracking.
A retaining wall without proper drainage backfill and weep holes will hydrostatically load and fail. The wall must be designed to resist the lateral soil pressure behind it. Proper construction includes drain rock and perforated pipe behind the wall, geogrid reinforcement for taller walls, and materials rated for the application. A retaining wall over 4 feet typically requires engineering and a permit.
